-Let's say you are purchasing a home for 500,000 and the commission being paid to me as your buying agent is 3%. That is a $15,000 commission! I am going to credit 55% back into your pocket! That is an $8,250 rebate that you would receive at closing.
-This is a closing cost credit that will be listed on the closing disclosure.
-This is a legal rebate that is even encouraged by the federal government (https://www.justice.gov/atr/competition-real-estate-questions-and-answers).
-There are maximum rebate contributions based on the type of loan, down payment amount, property type and what the contribution is for. We can go over all this in detail together in the future.
-As your buyer's agent I will disclose the closing rebate to all parties; the seller, lender and title company. I will be supporting you throughout the process from purchase contract to final walk-through and to the final closing table.
-Now most importantly, as you are on your journey to find a home please note that for new construction I must be registered as your buyer’s agent in order for you to receive the closing rebate. So ideally before you visit a new home sales office - make sure to reach out to me and we will take the proper steps to get us registered.
